3 Smart Tips to Sell Your Home Faster

Pricing Your Home Correctly

Your real estate agent will tell you how much your home is worth when you first meet. She’ll go over why it’s wroth as much as it is, too.

Pricing isn’t a guessing game – it’s a science and an art combined. And the bottom line is that your home is only worth as much as someone is willing to pay for it.

Your agent will compare your home to others in the area that have recently sold, those that are on the market right now, and those that were on the market but never sold. She’ll look at how much room you have, how old your house is, where it’s located and the amenities it has, as well as nearby amenities and other features, too.

Finally, after all this comparison, your agent will give you a price that reflects how much buyers are likely to be willing to pay for your home.

If you don’t listen to your agent and price your home too high, it’ll sit on the market without anyone buying it – and it may not even generate a lot of interest, because buyers tend to look only at homes that fall within their budgets. If people come to your home and realize that they could get more for their money with another home, they’re going to leave and never come back.

On the other hand, if you price your home too low, it might sell quickly – but you’re probably leaving money on the table.

Giving Buyers a Great First Impression

Curb appeal is incredibly important. What buyers see when they pull up outside your house for the first time affects the opinions they develop about it – and they’ll carry that first impression inside. You want the first impression to be a great one, so:

  • Clean up your yard
  • Pick weeds
  • Wash all your windows
  • Power-wash the driveway
  • Clean the porch

Staging Your House

Once buyers have made it inside, you still need to keep their interest. Make your home look as appealing as possible by staging it. While you don’t have to hire a professional home stager, you do have to clean things up, remove the clutter, and organize your belongings in a way that’s most appealing to the widest possible audience. Your agent can also give you helpful home staging tips, which might include taking out excess furniture and rearranging what’s left.
