Staging starts with decluttering and cleaning.
Go through each room in your home and put everything you haven’t used in the past 6 months into a box. When your box is full, decide what you want to keep, donate or sell – and then act on it immediately. If you’re keeping things you haven’t used in 6 months or more, pack them up and put them in storage so they’re waiting for you when you move to your next home.
Clean your house from top to bottom – or, if you’d prefer, hire a cleaning service to do it for you. Buyers want to see that the home is spotless, because it shows that you’ve taken good care of it. You don’t have to hire a staging professional, but you can. If you choose to take the DIY route for staging, take out furniture that interrupts traffic flow or that looks old and tired. Put it in storage or get rid of it; then, rearrange what’s left to make your home appear even more spacious.
Buyers love energy efficient homes, and even small changes can make a huge difference. Things like installing a programmable thermostat, putting new insulation in the attic or installing LED bulbs that’ll stay with the house can make your home more desirable. According to the National Association of Home Builders, 84 percent of millennials say they’d be willing to pay up to 3 percent more for an energy efficient home.
Buyers don’t want to tackle big projects as soon as they move in, so it’s in your best interest to tackle all the repairs your house needs before you put it on the market. That can mean making big repairs, like roof replacements and HVAC systems, or little things like fixing leaking faucets or putting in new window screens.
If you’re not sure what you should do to make your home “move-in ready,” think about hiring a home inspector. Your inspector will tell you everything that’s wrong, and that inspection can serve as a preview for what a buyer’s inspector would find.
