Goodbye Inspection, Hello Trouble

Everything looks great. You’ve made your offer, you’re packed and you’re ready to move in.

But is everything in good shape?

If you’ve hired a home inspector, you’ll know for sure. If you haven’t… well, let’s just say there’s still time.

Hiring a home inspector is an absolute must when you’re purchasing a home.

Hiring a Home Inspector

Your Main Line real estate agent has probably already told you this, but in case you need to hear it again, there’s no excuse for not hiring a home inspector. That would be like buying an entire rack of shoes without even looking at the sizes.

The reality is that if you don’t hire a home inspector—and a good one, at that—you run the risk of being surprised by all sorts of problems.

Most home inspections take about three hours; they’re longer if the house is larger or if the inspector uncovers major issues.

The purpose of hiring a home inspector is to ensure that you know exactly what you’re getting. After all, a home is a huge purchase (and one that you’ll be paying for over the next 15 to 30 years). If you don’t know which problems exist in the home, you won’t be able to set up the right plan.

While this is a little dramatic, consider this: you’re sitting in your brand-new living room when the bathtub crashes through the ceiling. The pipes start spraying water everywhere, resulting in thousands of dollars in damage to the artwork you had hanging on the walls, the flooring, and the new big-screen you bought for the house.

If you’d hired a home inspector, he or she would have told you that there was a serious structural flaw in the bathroom, which would have driven you to make an offer on the house up the street (which is actually in great shape).
